How much does a tiny house cost?

Shell, DIY, turnkey and park model prices from real builder listings, plus the land, permit and hookup costs that sink budgets.

Bottom line

A finished tiny house on wheels from a builder runs about $65,000 to $93,000 at the listings we checked, or roughly $235 to $260 per square foot. A shell you finish yourself starts near $23,000. The house is rarely the whole bill: land, utility hookups, permits and a legal place to put it can add as much again.

The short answer

At the builder listings we checked in October 2026, a finished tiny house on wheels costs $65,210 to $92,959. A professionally built shell you finish yourself starts at $22,995. Those are house prices only. Land, hookups, permits, delivery and insurance are separate, and they can match the price of the house.

What turnkey tiny homes actually cost

Here is what published listings show for complete, move-in-ready homes on wheels.

HomeBuilder priceSize (as listed)Price per sq ft
Escape Traveler One$65,210 (starting)276 sq ft incl. loftabout $236
Escape Traveler XL$88,940 (starting)344 sq ftabout $259
Tumbleweed tiny home on wheels$92,959 (model not named)Tumbleweed lists 217 sq ft with loft (Mini) and 249 sq ft plus loft (Tiny)not calculable from listing

Sources: TinyHouse.com listings for Escape, Tumbleweed's for-sale page, October 2026. Price per square foot is our math: listed price divided by listed square footage.

Two things stand out. First, "starting at" means base spec. Upgrades push the price up, not down. Second, the Escape Traveler One listing says it carries the RVIA seal and is classified as an RV. That classification matters more than the price for where you can legally park it and how you can finance it. See tiny house on wheels vs foundation.

Why tiny houses cost more per square foot than big ones

The National Association of Home Builders put the average construction cost of a new U.S. house at $162 per square foot in 2024, on an average of 2,647 finished square feet. The tiny homes above run $236 to $259 per square foot.

That isn't a rip-off. It's arithmetic. A tiny house still needs:

  • A full kitchen with sink, cooktop and refrigerator
  • A bathroom with toilet, shower and ventilation
  • An electrical panel, water heater and plumbing
  • Windows, doors and a roof

In NAHB's breakdown, major systems rough-ins (19.2%) and interior finishes (24.1%) make up more than 43% of construction cost. Those costs barely shrink when the house does. Spread them over 250 square feet instead of 2,600 and the per-foot number climbs.

So compare tiny homes on total price, not price per square foot.

The four ways to buy, and what each costs

1. Shell, then finish it yourself

A shell is the framed, roofed, sided and weathertight structure on a trailer. You do the interior.

Mustard Seed Tiny Homes lists a 20 by 8.5 foot shell (170 sq ft) starting at $22,995, built in Atlanta. That works out to about $135 per square foot before you add insulation, wiring, plumbing, cabinets, appliances and finishes.

A shell is the best value for most first-timers who can do interior work. The structure, roof, flashing and window installation, where mistakes cause leaks, are done by the builder.

2. Full DIY build

You buy the trailer and every stick yourself.

  • Trailer: Tiny House Basics lists new tiny house trailers from $5,599 (tandem axle, 7,000 lb GVWR) up to $13,999 (40 ft triple axle, 21,000 lb GVWR), with drop axles at $175 each and deckover at $1,800 to $2,200 extra. Their page was last modified May 2025. Details in the tiny house trailer guide.
  • Materials: HomeAdvisor estimates $14,100 to $54,800.
  • Time: HomeAdvisor puts a DIY build at 480 hours or more.

HomeAdvisor says DIY saves 30% to 60% of total cost, but only with extensive construction experience. If you have never framed a wall, budget for mistakes and tool purchases. Step-by-step order is in how to build a tiny house.

3. Turnkey from a builder

Covered in the table above: roughly $65,000 to $93,000 for the listings we checked. You pay for speed, a warranty and, often, RVIA certification, which some lenders and insurers require.

4. Park model RV

A park model is a larger RV, built to ANSI A119.5 and capped at 400 square feet in setup mode under the RVIA definition. Many are wider than 8.5 feet, which means they move with permits rather than behind a pickup.

Florida has a park model factory in its own backyard: ModularHomes.com lists several Cavco Ocala park models at 395 to 399 square feet. Neither that page nor Zook Cabins' Florida park model page publishes prices, so get dealer quotes and ask what delivery and setup add.

For comparison, the Census Bureau's average sales price for a new single-section manufactured home was $82,200 in May 2026. A manufactured home is a different legal animal (HUD code, larger), but it's a useful benchmark when a builder quotes you $90,000 for 250 square feet.

The costs that aren't the house

This is where tiny house budgets break. HomeAdvisor's national ranges:

CostTypical range (HomeAdvisor)
Land$3,000 to $150,000
Land survey$400 to $800
Permits$500 to $3,100
Foundation (if not on wheels)$4 to $7 per sq ft in their summary table; $5,000 to $8,000 elsewhere on the page
Power grid connection$250 to $5,000
Sewer connection$500 to $20,000
Insuranceabout $100 per month
Maintenance and repairs$550 to $1,000 per year

HomeAdvisor's own page is inconsistent on foundation cost, so we show both figures. Get a local quote.

A real local example: the City of St. Petersburg estimates fees for an 800 square foot accessory dwelling unit with one bathroom at about $1,020: a $187.50 permit fee, $350 sewer impact fee, $419 multimodal impact fee and $56.25 certificate of occupancy fee, plus small state surcharges. That's fees only, not construction. Rules for St. Pete and its neighbors are in Tampa Bay ADU rules.

Renting a spot instead of buying land

If you don't own land, you'll rent a pad. KOA Clearwater / Lake Tarpon in Palm Harbor lists monthly RV sites at $750 to $850 per month from April through December 2026, with electric metered on top and a $250 deposit. Whether a park will accept a tiny house at all is a separate question. Many only take RVs, and some want RVIA certification. More in where to park a tiny house.

Delivery

Builders quote delivery separately. Ask for the per-mile rate, whether permits for wide loads are included, and who handles setup and leveling at your site.

What it costs in Tampa Bay

The houses above are sold nationally. What changes locally is the land, the fees and the rent. Real numbers from around the bay (checked October 2026):

Two local costs are easy to miss. First, wind: a house that stays put needs tie-downs installed to Florida's rules before a windstorm insurer will cover it (tiny homes and hurricanes). Second, flood zones: St. Petersburg requires new buildings in a flood zone to be raised above flood level (City of St. Petersburg, checked October 2026), which adds foundation cost. Size caps, parking and owner rules for each city are in Tampa Bay ADU rules.

Hidden costs checklist

Before you sign anything, price every line:

Insurance can veto your plan

Progressive says a standard homeowners policy does not cover a tiny home. It insures factory-built tiny homes, prefers NOAH certification, and says self-constructed units are ineligible. It also won't cover a home that is moved regularly. Other insurers differ, but call before you commit to a DIY build.

How to get from these numbers to your number

  1. Decide the legal path first: RV on wheels, park model, or a permitted dwelling on a foundation. The answer changes what you can buy.
  2. Pick your build route: shell, DIY, turnkey or park model.
  3. Get the land or pad sorted, with written confirmation from zoning (call script in where to park a tiny house).
  4. Run every line in the checklist through our tiny house cost calculator.
  5. Add 10% or more for overruns. That cushion is a judgment call, not a statistic, but nobody has ever complained about having one.

Questions people ask

Is a tiny house cheaper per square foot than a regular house?

Usually not. NAHB put average construction cost for a new U.S. house at $162 per square foot in 2024. Turnkey tiny homes we priced landed at $236 to $259 per square foot. A tiny house still needs a full kitchen, bathroom, electrical panel and water heater, and those costs get spread over 200 to 350 square feet instead of 2,600.

How much does it cost to build a tiny house yourself?

A DIY build usually starts with a trailer ($5,599 to $13,999 for new tiny house trailers listed by one builder) and materials HomeAdvisor estimates at $14,100 to $54,800. HomeAdvisor also says DIY saves 30% to 60% only if you have real construction experience, and puts DIY build time at 480 hours or more.

What is the cheapest way to get a tiny house?

Buy a professionally built shell and finish the interior yourself. Mustard Seed Tiny Homes lists a 20 by 8.5 foot shell from $22,995. You skip the framing, roofing and weatherproofing, which are the parts most likely to fail inspection or leak, and you control what you spend on the interior.

Do I need to budget for land?

Yes, unless you already own it or will rent a spot. HomeAdvisor's range for land is $3,000 to $150,000, which tells you location decides everything. Renting instead is common: one Palm Harbor, Florida RV park lists monthly sites at $750 to $850 plus metered electric as of October 2026.

How much does it cost to insure a tiny house?

HomeAdvisor estimates about $100 a month. The bigger issue is eligibility: Progressive says it insures only factory-built tiny homes and that self-built units are ineligible. Get an insurance quote before you buy or build, not after.

How much does a tiny house cost in Florida?

The homes we priced are sold nationally, so the house price is the same: $65,000 to $93,000 turnkey at the listings we checked, or from $22,995 for a shell, plus delivery. Local costs are what vary. St. Petersburg estimates about $1,020 in city fees for an 800-square-foot ADU, Circle Pond in Ruskin lists lots from $625 a month with utilities, and a Palm Harbor RV park lists sites at $750 to $850 a month.
