What small living looks like

Small doesn't have to mean cramped. One example: a 1,200 sq ft house in the North Carolina mountains, with big glass, ductless mini-splits and a detached garage that keeps the house itself small.

How to build one
Dark board-and-batten house with a steep gable, black-framed windows, a wood front door and a gravel path through new plantings
The front: board and batten, one steep gable, a covered entry
Back of the house with three sets of glass sliding doors opening onto a covered stone patio with a hot tub and grill, surrounded by woods
The back opens up: three glass sliders onto a covered patio
Kitchen with black shaker cabinets, a black slate backsplash, a walnut butcher-block island, stainless range and a wall-mounted mini-split
Walnut island, slate backsplash, one mini-split
Dark-walled bedroom with a simple upholstered bed, a patterned rug, one abstract painting and a wall of glass doors looking out at mountains
A bedroom with almost nothing in it but the view
Wood-paneled garage gym with a treadmill, cable machine, free weights and a corner infrared sauna
The garage gym, with a corner sauna
Garage lounge with leather chesterfield sofas, armchairs and a Persian rug, with both roll-up doors open to the woods
Roll-up doors turn the garage into a second living room
Detached two-car garage with wood-look doors next to the main house on a gravel drive, with mountains behind
A detached garage keeps the house itself small
Aerial view of a small dark-roofed house and garage on a wooded ridge with layers of blue mountains behind

Florida & Tampa Bay

Can you actually put a tiny home in Tampa Bay?

Florida's building code has a tiny house appendix, Tampa, St. Pete and Clearwater allow backyard ADUs, and every county words it differently. We read the codes and linked every rule, from ADU size caps to where you can park a tiny house and what to do when a hurricane comes.
